Fees & Terms

  • Our Commission: 2% to 3% of the Sales Price
  • Reduced Commission: 1% Discount if we represent the Buyer and Seller (you).
  • Listing Period: Typically 3 to 6 months.
  • Sale Timeframe: We normally sell properties within 1 to 4 months, from the first day of marketing to the close of escrow.


  1. Free Property Evaluation. We’ll figure out the maximum value for your Los Angeles property, free of charge, letting you know the number of offers, types of offers and speed of escrow we can accomplish. While we might know how much you want, that does not affect our free evaluation. We’re very honest about our evaluations.
  2. Full Marketing. We’ll create a custom, beautiful and persuasive marketing package for your real estate. Every single property we sell in LA is unique, and the story and marketing around it needs to be as well. We show the property, tell an amazing story, and crunch the numbers for prospective buyers.   3. Marketing Timeframe: We will have your property marketed within 1 to 2 weeks, getting your property on the MLS, Zillow, Redfin and other real estate sites ASAP.
  4. Buyer Offers. We’ll encourage and collect as many buyer offers as possible as your Echo Park Realtor. While some real estate agents receive non-signed Letters of Interest (LOIs), that doesn’t fly with us. We receive fully executed CAR purchase agreements that are signed and real for you. With these, we’ll create an offer table, for you to quickly and easily understand all the offers.
  5. Best & Final Round. Once we’ve collected several offers, we’ll issue a best and final round to demand buyers increase their prices and drop as many contingencies as possible.
  6. Highest Prices. This is how we’ve been able to lead the charge in selling real estate for the highest prices possible, every single time.
  7. Easy Escrow. We can make the escrow as quick as you’d like. We’ve sold properties to buyers all-cash within 5 business days. We’ve also setup escrows that have been 90 days because our clients want to complete a 1031 exchange to buy another replacement property. You tell us want you want in your escrow, and we’ll handle the rest. It’ll be smooth and easy, and we’ll walk you through the whole process.
